Ashira is the legal business name and service provider for Before You Buy Land and LandCheck Parcel Pre-Screen Reports. Before You Buy Land and LandCheck are public brand names used for Ashira's rural land screening tools and reports. References to “we,” “us,” or “our” mean Ashira.

Section 2
We provide free checklist-style tools and paid Parcel Pre-Screen Reports for rural land buyers. The current automatic paid report organizes buyer-provided parcel context, concerns, and listing claims into maintained county, state, and federal source paths and follow-up questions. It does not automatically query parcel-specific assessor, GIS, deed, septic, flood, wetland, utility, zoning, permit, or title records.
Section 3
Our services are not legal advice, title work, survey work, engineering, appraisal, environmental assessment, wetland delineation, septic approval, wastewater approval, permitting advice, local authority approval, or a final decision about whether land fits your intended use.
You should verify parcel-specific questions with the relevant local office, title professional, surveyor, engineer, septic/wastewater professional, attorney, utility provider, or other qualified professional before relying on a parcel for purchase or development decisions.
Section 4
We identify buyer-provided concerns and claims, unknowns, maintained source paths, and practical next questions. A linked source is not evidence that the parcel was found or cleared in that system. We do not guarantee that a parcel can be used for any intended use.
Section 5
You are responsible for providing accurate parcel, listing, intended-use, and contact information. Incomplete or inaccurate information may limit the usefulness of the report or delay delivery.
Section 6
The Parcel Pre-Screen Report is generated only after successful payment and complete supported-county intake. It is then submitted to the email provider as formatted HTML/plain text. Provider acceptance is not the same as mail-server delivery or confirmed inbox arrival. No PDF attachment is currently promised.
Section 7
Current founding price for the Parcel Pre-Screen Report is $149. Later pricing is expected to move toward $199-$249 as coverage and reporting depth expand. Complex or rush reviews may become a separate higher-priced option later.
Payments are processed by Paddle, our merchant-of-record payment processor. Paddle may show its own checkout terms, tax handling, invoice, and payment information during checkout.
Section 8
Refunds are handled according to our Refund Policy, Paddle's Refund Policy, and Paddle Buyer Terms. Payments are processed by Paddle, and Paddle handles refund requests, statutory withdrawal rights, cancellation paths, eligibility review, and refund processing timing.
Section 9
Do not use our site or reports for unlawful activity, harassment, scraping private data, reselling reports as professional advice, or making final claims to third parties that the report does not support.
Section 10
Reports may reference county, state, federal, utility, mapping, listing, or other third-party sources. We do not control those sources and cannot guarantee that they are complete, current, available, or error-free.
Section 11
To the fullest extent allowed by law, Ashira is not responsible for purchase decisions, offer terms, development outcomes, permitting outcomes, title/access issues, professional fees, lost opportunities, or other losses related to reliance on a screening-grade report or free tool.

We may update these terms as the service evolves. The date at the top of this page shows the latest update.
